The DFW Builder-Visit
Checklist

A practical set of questions to take with you before a model-home tour, during a sales-center conversation, and before a builder contract moves forward.

Talk With the Team

Use this as a decision-organizing tool, not professional advice. Contracts, financing, inspections, title, site conditions, utilities, taxes, and construction details may require confirmation from the builder, lender, title company, inspector, attorney, engineer, municipality, or other qualified professional.

Set your decision frame.

01
  • Confirm whether the builder allows buyer representation and when your agent needs to be registered.
  • Write down your target monthly payment, move timeline, preferred locations, and non-negotiable features.
  • Ask the lender you choose to explain current financing scenarios before comparing advertised builder incentives.
  • Bring a list of the communities and home types you want to compare—not just one model home.

Ask the questions that change the total decision.

02
  • Which homesites, floor plans, and completion windows are available today—and which details are subject to change?
  • What is included in the base price versus an upgrade, lot premium, allowance, or separate site cost?
  • Which incentives are currently offered, what conditions apply, and when do they expire?
  • How does the builder describe the inspection, walkthrough, warranty, and punch-list process?

Look beyond the staged room.

03
  • Walk the actual lot, review orientation, nearby construction, drainage patterns, access, and daily traffic at a realistic time of day.
  • Ask about HOA documents, tax estimates, utility providers, schools, amenities, and any planned phases or changes nearby.
  • Compare the finished-home price, anticipated carrying costs, and future resale considerations against alternatives—not just the advertised payment.
  • Pause before signing. Ask for time to review the contract with your lender, agent, and any appropriate professionals.
